Any course material and course link to the event will be emailed approximately 1-2 hours prior to the event to join.
The link will allow you to join from your computer, laptop, or smartphone. You’ll also have access to a chat feature where you can ask questions directly to the instructor. Attendees microphones will be muted. A replay of the webinar will be available for a limited time after the live session.
To receive CE credits you MUST attend the live webinar AND sign-in at the beginning of the webinar AND at the end in the side bar as well as provide your RE License #.
You will be e-mailed your CE Credits within 7 days from end of webinar. CE credits will be issued by ROA-SWO.
Instructor: Violet Wilson
Violet Wilson is the "V" in V & R Management. Violet is Oregon licensed and works as a property manager. Violet holds a Bachelor of Arts in Science from San Jose State University and a Masters of Science in Education from Western Oregon University. She was a high school teacher for over 36 years in California and Oregon schools. V & R Management, LLC has operated since 1990, specializing in single family home rentals but they have managed all types of properties.
Recently elected at the Oregon Rental Housing President, Violet is a past vice president of Oregon Rental Housing Association, former chair of the ORHA Education Committee, and serves on the ORHA Legislative Action Committee. Since 2008, she has taught property management classes for local and the state housing provider associations. In addition, she has volunteered to teach classes to help tenants become better residents.

Course Description:
This seminar provides a comprehensive, practical guide to successfully managing every stage of tenancy—from selecting the right tenant to concluding the lease—with a strong focus on the correct completion of paperwork.
It uses the newly updated Oregon Rental Housing Association forms and the 7th Edition ORHA Forms Manual as core resources while offering a step-by-step overview of the most commonly used landlord forms, explaining each form’s purpose, when it should be used, how to complete it accurately, what supporting documentation is recommended, and covering key topics for Violations and Termination.
This course:
- Focuses on the specific forms used for rule violations and termination of tenancy.
- Explains when each violation or termination form is appropriate and how to complete it correctly.
- Reviews required timelines, service methods, and the potential legal consequences of mistakes when using these forms.
Learning Objectives:
By the end of this course participants will know how to:
- Confidently select the correct ORHA violation and termination forms for a given situation.
- Accurately complete each form using the ORHA 7th Edition Forms Manual as a guide.
- Determine when each violation or termination form is appropriate and legally required.
- Apply required timelines and proper service methods for violation and termination notices.
- Manage noncompliance and end tenancies in a way that is timely, lawful, and well-documented.
